1. Floor plans are property diagrams. They show the layout of a building in an easy to understand format, without the need to read through pages of descriptions and photographs.(see here for examples)
Particular Plans was set up based on principles agreed by
consultation with Trading Standards Departments across the Midlands and South of England.
Measuring procedures were set up to ensure that no agent would fall foul of the Property Misdescriptions Act 1991.
We produce scale drawings on graph paper in the property as we measure.
This may take longer than other companies but we feel it is important to ensure that you
are protected against the Act.
The original scale drawings are kept in perpetuity, ready for inspection by yourselves or Trading Standards.
These graphs are your defence in law.

- licensing plans for those requiring a Premises Licence to
comply with the Licensing Act 2003

- Floor plans are an accurate representation of property dimensions
- Customers can see the layout of the property before viewing
- Only the genuinely interested buyers will view the property - saving you time and money
- More information is available for the prospective buyer
- Room orientation is important to a buyer - without a floor plan, properties can be difficult to remember accurately
- Floor plans are a proven instruction winner
- An improved service is provided for the vendor
- Floor plans impart to the public a perception of greater professionalism
- Floor plans provide a competitive edge over other agents
- There is no need for agents to take time measuring the properties themselves
- Only buyers who are genuinely interested will ask to view the property
- Floor plans can help an agent retain a higher fee

5. Measuring procedures.
- All measurements are taken with a steel tape
- Measurements are recorded on graph paper at the time they are taken to produce a scale drawing in the property. These are later transferred to a computer drafting system
- Room measurements are taken above skirting boards
- Windows are measured across the frame inside the room
- Doorways are taken to be the actual width of the door
- Fitted wardrobes and kitchen work surfaces are included in the floor plan , but open shelving is generally not
- Baths, showers, toilets, etc. are representational only; shape, type and style may differ from actual fittings
- End point of last measurement in a room must be the same as the start point of the first measurement- if not we re-measure
- Separate measurements are taken for each feature of the room, eg. width of wall to window, width of window, etc.
By following the above procedures the client is protected against the Property Misdescriptions Act 1991. All original drawings are kept in perpetuity should any problems arise at a later date. |
